What 2027 hiring will look like
Expect selective pay pressure in technical delivery, digital coordination and experienced project leadership, not across the board. A strong construction pipeline does not automatically mean higher design fees or pay rises.
A steady pipeline
BCA forecasts S$47–53bn of construction contracts in 2026, then an average of S$39–46bn a year from 2027 to 2030. Changi T5, the Marina Bay Sands expansion, healthcare and rail projects will keep demand high for delivery teams, FF&E and hospitality interiors specialists, and technical documentation.
CORENET X goes live
From 1 October 2026, Gateway submissions through CORENET X are mandatory for new projects of 5,000m² GFA or more. Pay for proven model coordination and submission quality. Software skills alone shouldn't command the band that goes with owning standards and delivery risk.
Higher costs for overseas hires
From 1 January 2027, new Employment Pass applications need a fixed monthly salary of at least S$6,000, rising with age to S$11,500 at 45. COMPASS still applies. A band can be competitive locally and still fall short for an overseas candidate.

Checked against real 2026 hires
Two Senior Architects we placed in 2026 accepted S$11,800 and S$12,000 a month, above the ceiling of our earlier working band. We raised the Senior Architect ceiling to S$12,000 as a result.
We checked the bands against ten 2026 placements, and all the others fell within their bands. Our three Interior Designer hires landed between S$4,700 and S$5,958, in the upper half of the band. A handful of hires per role can't set a median or a market maximum, but an accepted salary tells you more than an advertised range. Salaries are 2026 annual base divided by 12, excluding bonus. Clients and candidates are not identified.
Build an offer, then check the pass
Keep base pay, AWS, bonus and allowances separate. Offers most often go wrong when one package number hides what is actually guaranteed.
Annual cash from monthly base
Guaranteed cash = 12 × base + guaranteed AWS + fixed allowances. Target cash also adds the target bonus.

Does the salary clear the EP threshold?
The qualifying salary rises from S$6,000 at age 23 or below to S$11,500 at 45 and above, for non-financial sectors. It is measured against fixed monthly salary, not only base pay.

Match the responsibility before the salary
Architecture
The Architect band assumes the person runs projects independently. Senior Architect adds leading a package or project. Associate and Senior Associate add growing responsibility for clients, fees, staffing and delivery.
Principal and Project Principal carry accountability for the practice or a major client. Principal (Technical) focuses on standards, quality and complex delivery. Global and executive roles need a business-wide remit, not just senior project leadership.
Interiors
Associate and Senior Associate lead teams and accounts. Associate Director carries wider studio or commercial responsibility. Principal leads the practice. Design Manager may be a delivery or resourcing role and doesn't have to sit above every senior design specialist.
The interiors bands cover salaried roles in commercial, workplace, hospitality and design-led residential studios. They exclude commission-led residential design sales.
Registration is about scope, not a pay premium
Where a role carries professional responsibility, BOA registration, a current practising certificate and the actual appointment all matter. A job title should never suggest registration or authorisation the person doesn't have. We don't apply a blanket premium for registration, sector or international firms, because the evidence doesn't support a single percentage.
Years of experience aren't the band
Experience shows whether someone is suitable. It doesn't set the band. In BIM, a narrower production role belongs in the coordinator or modeller band, not the manager band. A Senior Documentor produces coordinated drawing packages and detailing. A Document Controller manages issue records, revisions and transmittals.
How we built the bands
We set a 2026 working range for each role. Published salary guides and named job adverts set the range for each role family. Current adverts count most where the scope matches. We then checked the ranges against Vallan's confirmed 2026 placements. For 2027, both ends of each range rise 4% and are rounded to the nearest S$100.
The 4% is a budgeting assumption, not a forecast. Use the scenario switch to see a 0% soft market or a 7% tight market for hard-to-fill roles. Don't add another 4% to the planning case. These are recommended hiring bands, not survey percentiles or legal minimums and maximums.
Base pay only. The bands exclude AWS, bonus, commission, overtime, allowances, equity, profit share and employer CPF. Annual base = monthly base × 12.
